SUSTAINABILITY - We believe that sustainable design and construction practices not only conserve energy and protect the environment, but also offer property owners a competitive edge in any economic cycle.  As a member of the US Green Building Council, sustainability is an important consideration of any and every project we execute.



A native Texan, Hilary Scruggs relocated to San Antonio and founded Operative Ventures in 2008 with the goal of mastering small-scale, sustainable urban development.  Their first project, The Biering Project, was honored with local awards, published nationally, and featured in the documentary, Southtown Greenbound.

Before moving back to Texas, Hilary lived and worked in New York City, where she opened her first design business at age 26, offering a highly personalized array of services to an elite private clientele.   In 2007, she assisted her friend and mentor, the visionary architect and brand strategist Anna Klingmann, in producing the Brandismä Series of panel discussions in conjunction with the Center for Architecture/AIA New York Chapter.

Prior to opening her own business, Hilary honed her professional skills with NDSM Design, where she designed and managed high-end residential projects in Manhattan.  Previous work has been featured in a variety of publications, including Vogue, Architectural Digest, the New York Times, New York Times Magazine, and Mood Magazine.

Hilary holds a Bachelor’s of Architecture degree from Cornell University, where upon graduation she was awarded the Alpha Rho Chi medal for leadership, service, and promise of professional merit.  She is currently working towards an architectural license.
